We provide practical, researched and informed advice as follows:

Rent Reviews:

  • Review the lease and rent review provisions within, advising of time limits where appropriate
  • Carry out detailed research and analysis of open market lettings current rent settlements
  • For landlords we advise upon opportunities to maximise rental income and asset value to include advice as to whether re-gearing of leases will enhance value
  • For tenants we advise on opportunities to challenge proposals to increase rent and to minimise costs
  • Where agreement of rent has not been possible we advise the client whether the evidence of the case is sufficient to support a referral to an Arbitrator/Independent Expert or to court, and prepare the required
  • Expert Report for such purposes

Lease Renewals:

  • Advise on procedures on lease termination or lease renewal having regard to prevailing statutory procedure governing lease renewals
  • Advise if and when appropriate notices should be served
  • Where the lease is to be renewed we will carry out extensive research into current transactions and rent settlements and provide advice and recommendations on the terms of the lease renewal
  • Advise on opportunities for re-structuring leases to add value/flexibility
  • Liaise with the client’s solicitor to deal with any legal issues
  • Where agreement of rent has not been possible we advise the client whether the evidence of the case is sufficient to support a referral to an Arbitrator/Independent Expert or to court, and prepare the required Expert Report for such purposes
