The retail and leisure market on the South Coast is experiencing dynamic changes in 2024, driven by evolving consumer behaviours and economic factors. Like elsewhere, the market is facing several significant challenges, from inflation/cost of living, increased costs for businesses, changing consumer behaviours with a high shift to online shopping, and high competition with stores vying for consumer attention.
We have found that cities with significant student populations, such as Brighton and Portsmouth, see a consistent demand for retail goods and services, particularly in the affordable fashion, tech, and food sectors.
Food and leisure enquiries have stagnated with the increased cost of living and food prices, especially for independent occupiers. However, coming into summer, and with the South Coast benefiting from a strong tourism industry, we have seen these increase again, with occupiers starting to take advantage of fully kitted out spaces on the market.
Overall, the retail market on the South Coast is dynamic and multifaceted, shaped by a combination of traditional retail strengths and modern challenges. Retailers in the region are finding innovative ways to stay competitive, leveraging tourism, local culture, and evolving consumer preferences. Adaptability and a focus on unique customer experiences are key to thriving in this changing landscape.
