The building is formed of a two-bedroom bungalow, a retail shop and a former taxi office that had been vacant for a number of years. The property stood out as a redevelopment opportunity and was sold as an undisclosed sum via a freehold transaction.
Director, Will Thomas, commented, "This has been a particularly pleasing result. When I first inspected the property, I was advised by the client that they had received a number of direct offers from various parties in recent years. It also quickly became apparent that the tenant of one part of the property was in occupation without a lease and had been for some time. I advised how to best address this and we negotiated terms for a new but flexible lease for both landlord and tenant.
As a likely redevelopment scheme, having the ability to secure vacant possession in the future was vital and this then enabled us to secure as sale and at a stronger price than the previous approaches had been. This is an example of a lot of the work we do behind the scenes of a transaction and where making contact early into the process can save both time and secure the strongest price".
