Firstfields - Located to the front and majority of the site comprising a large car park, landscaped areas and a 2 storey building, which has been used historically for training purposes. The building is arranged as a series of rooms which were used for a mix of training, offices, functions, kitchens, WC's etc. There is lift servicing the ground and first floors. Within the car park there is an outbuilding to the south east boundary of the site.
Ambulance station - Located to the rear of the site and accessed via a road within the site running along the north west boundary. The ambulance station comprises parking / yard areas and a building providing stores, workshop, offices, staff room, kitchen, WC's.

Following the opening of the Ambulance Service' Make Ready Centre, Hailsham Road, Polegate in October 2016, crews formerly based at Hailsham (and other surrounding stations) now start and end their shifts from the new Make Ready Centre with shifts beginning and ending on a staggered basis to ensure that ambulance cover is maintained in all areas served by the new centre.
Ambulance Community Response Posts, (ACRPs), across the region provide facilities where staff can rest between calls. However, the introduction of Make Ready means that the Trust does not require large stations to store equipment and restock and maintain vehicles.
Hailsham Ambulance Station is therefore no longer required although consideration will be given, as a possible condition of the sale, to a proposal to incorporate an ACRP within any redevelopment of this site at the buyer's cost. This would comprise a self contained facility of circa 450 sq ft, including self-contained toilet facilities and kitchenette and two ambulance parking spaces and 2 car parking spaces - see the drawings prepared for the pre-app for guidance purposes. A specification is also available on request.
It would be expected that the response post would be held by the Ambulance Service on a freehold basis or under a long lease (125 years plus) at a peppercorn.

a) full vacant possession
