Flude Property Consultants are delighted to share with you the Brighton & Hove office market research update for Q1 & Q2 2024.
The office market saw a 10% reduction in take-up, with vacancy rates at over 17% (631,000 sq ft available space), though down 1% from Q4 2023. Most of the available stock is unrefurbished second-hand space, while demand for premium offices remains high.
Take-up improved from 43,000 sq ft in Q1 to 48,000 sq ft in Q2. Average rents in central Brighton stand at £26.49 psf, with a trend towards upgraded office spaces with better amenities and ESG features.
