Flude Property Consultants are delighted to share with you the most recent industrial market update prepared by our dedicated industrial agents; Will Thomas, Mark Minchell and Lizzie Cottrell.
In Brighton & Hove and the surrounding towns of Newhaven, Lewes, Burgess Hill, Shoreham, Lancing and Worthing, we have seen a reduction in the number of enquiries. Research undertaken by Flude shows availability at its lowest level for decades following a period of sustained activity over the past two years in particular. The market therefore remains very tight.
With low availability and little land on the coastal strip to accommodate new development, occupiers often have to look to Mid Sussex to accommodate their requirements.
Generally speaking, demand for industrial premises in West Sussex and Hampshire remains strong. It is well known that there is a lack of available built accommodation across the South Coast, and we are still seeing good evidence of rental growth across the sector. We are aware of a number of new light industrial and warehouse schemes that are in construction but early indications are take up will be good. As always, location and excellent eaves height are imperative.
