Retail and Leisure Market Update

Flude Property Consultants are delighted to share with you the most recent retail and leisure market update prepared by our dedicated retail and leisure agents; Will Thomas, Mary Jackson and Sebastian Martin.

During the first quarter of 2022, we have seen good levels of activity and enquires from both occupiers and investors, but we are still seeing the effects of the Covid-19 pandemic on our High Street. Looking forward, the Ukraine War and the cost of living crisis is causing businesses to really consider their short and long terms plans. Nevertheless, there is still good demand for units in well positioned locations which are appropriately priced.

In Brighton & Hove, the interest for retail space, both to buy and let, remains very good. We are still receiving a high level of enquires from national retailers who look to secure a presence within the city. Most available spaces are attracting good interest soon after coming to the market, with a number of spaces being agreed off market still.

In Chichester, we have continued to see good demand but mainly from businesses looking to relocate within the city. A prime example of this was Greggs, who wanted to relocate into a better position and increase the size of their store which they have done by moving to 81-82 East Street. That said, we have also seen new businesses moving into the city such as The Ivy and Trading Post Coffee Roasters.

Demand for units in Hampshire has remained strong, particularly for vacant ones which have add value opportunities like 38 London Road in Portsmouth. We have also seen a steady stream of enquires from food and leisure businesses looking to open in new locations across the county.
