Flude Property Consultants has successfully completed the sale of Vinnetrow Business Park, Vinnetrow Road, Chichester, to a south east property investment company reflecting a net initial yield of 9.52%.
Occupying a prominent 5.12-acre site on the outskirts of Chichester, Vinnetrow Business Park is a well-established multi-let commercial estate offering a diverse range of accommodation and a strong income profile. The asset comprises 16 occupiers across a variety of sectors, including laboratory, healthcare, showroom, childcare and veterinary uses, providing a resilient and well-diversified tenant base.
In addition to its attractive income characteristics, the estate benefits from approximately 1.68 acres of development land, presenting future asset management and development opportunities for the purchaser.
The transaction was led by Mark Minchell, Director at Flude Property Consultants, acting on behalf of the vendor, Kingsbridge Estates, in conjunction with joint agent Neil Singer of Singer Vielle.
